1. Document and Programming Review This phase of the work provides the framework for determining the general scope and limits of the project, including a review of all documents received and furnished from the Owner. 2. Code Analysis and Agency Review This stage will consist of consulting agencies and governing bodies to determine all applicable laws, statutes, regulations, and codes of regulating entities, to insure project compliance. 3. Project Budgeting and Development Scheduling A statement of probable construction cost will be based on the programming and phasing of the work. 4. Site Analysis A determination of the existing conditions, item locations, and all related elements to the work will be established by field measurement. 5. Design Services The design services will be in two phases. The first will be Schematic Design and the second Design Development. a. The Schematic Design documents will consist of drawings and others documents illustrating the general
scope, scale, and relative relationship of the projects components for approval, by the Owner. b. Upon the approval of the Schematic Design, the design Development process will begin. This will include drawings and specifications to fix and describe the size and character of the entire project. All architectural, structural, mechanical, electrical, and special systems will be indicated.
6. Construction Document Services The elements that are part of the this phase of the work consist of drawings, specifications, bidding and construction contracts, and all special requirements of the Owner, in their final form, for the project, and ready for letting out for bid by contractors. 7. Bidding and Negotiations Services In this part of the work, we will assist the Owner in obtaining bids or negotiated proposals and in awarding and preparing contracts of construction. Also, we will conduct a review of all bids received for their completeness and compliance with all of the construction documents. 8. Construction Contract Administration Service This consists of four areas: a. Processing submittals by the contractor of shop drawings, product data, samples, and other submittals required by the contract documents. b. Construction field observation of the work so as to become generally familiar with the progress and quality of the work and to determine whether the work is proceeding in accordance with the contract documents. c. Reviewing requests for change orders, which may include the preparation, reproduction, and distribution of supplemental drawings and specifications to describe work to be added, deleted, or modified, whether requested by the Owner or the contractor. d. A Project Closeout Inspection with the Owners representative and the contractor to verify that the work has been completed in accordance with the Contract Documents and issuance of a final certificate for payment. |
